M Amaya specifications
M Amaya is two 37-storey towers with 3.0 m floor-to-floor height and 2,850 mm maximum clear height to soffit. Each block has three passenger lifts plus a bomba lift, corridors are 1.5 m clear, units get single-phase 63 A supply, and the development uses an automated waste collection system.
This page exists because no public surface publishes this in extractable form. Every figure below comes from the developer's own FAQ or sales kit, with the page cited on our sources page.
- 37 storeys
- 3.0 m floor-to-floor
- 4 lifts per block

Physical framework
The building.
The lift waiting time is a developer estimate for a building not yet completed. It is a design intention, not an observed performance result.

Material scope
Finishes.
- Living, bedrooms, kitchen
- Porcelain tile
The developer's FAQ specifies the floor finish for these areas only. We do not publish a finish for any area the source does not name — including bathrooms, balconies and the yard.
Infrastructure
Services.
- Electrical supply per unit
- Single phase, 63 A
- Water tanks
- Lower Ground and Rooftop
- Pump room
- Lower Ground
- Waste
- Automated Waste Collection System
- EV charging bays
- 20 total — 11 retail, 9 residential
- Parking
- 6-storey Dedicated Parking Lots
Nine residential EV bays for 833 units is worth noticing. If charging at home matters to you, ask how bays are allocated and whether private installation is permitted.
Stated measures
Security.
- Perimeter fencing with CCTV
- Security guardhouse
- 24/7 Security patrol
- Residents-only lift lobby with card access
- Elevator to designated floor only
- Barrier-free access at the facility floor
These are the measures the developer states. None of them has been observed in operation, because the building is not built.
Provisional certification
Sustainability.
M Amaya carries GreenRE Gold (Provisional). Provisional is the developer's own wording: it is a rating awarded on design intent, and it is confirmed — or not — against the building as completed. Ask for the final certificate at handover rather than treating the provisional rating as the finished outcome.
After completion
Management.
- Maintenance fee
- RM0.33 psf, inclusive of sinking fund, as per approved memo
- Resident app
- MY Mah Sing
- Concierge
- M Concierge
Evidence boundary
What we do not publish.
Units per floor, level sequencing, handover and vacant-possession dates, strata-title timing and defect-liability dates are not on this site. The only sources we had for them are no longer available to us, and we will not restate a figure from memory. If the developer supplies them, they will be published here with the page citation.
