Evidence conflict

Where the sources disagree.

Two figures on that sheet conflict with other developer surfaces. We publish page 16's figure because it is the most specific source, and we say so rather than quietly picking one.

Penang International Airport

The developer's corporate page states a different figure. Sales Kit p.14 gives 7 km and the p.15 satellite view gives 8 km; the developer's corporate project page states 1.5 km, which is inconsistent with the developer's own sheet. Page 16 is the most specific source, so 7.3 km is what we publish.

Queensbay Mall

About 7-8 km depending on the source: Sales Kit p.14 and both developer sites give 7 km, while the p.16 amenities sheet gives 8.0 km.

Road and future rail

Getting in and out.

The practical case for this location is the Second Bridge and the expressway. If you work in the Bayan Lepas FIZ, you are 900 m from it. If you commute to Seberang Perai or further up the mainland, the Second Bridge landing is closer to this site than to almost anywhere else on the island. The expressway runs north along the coast towards Queensbay, Bayan Baru and eventually George Town.

The LRT Mutiara Line is the change that would matter most. Station S02 at Permatang Damar Laut is 4.6 km away, the line is 29.5 km with 21 stations from Komtar, construction began in January 2026, and operations are targeted for December 2031. Proposed — verify current status That is a target, not a timetable, and it is a year after the building's own stated completion. Do not price a rail commute into your decision yet.

The trade-off

What still needs a drive.

Being honest about the trade: this is the far end of the island. George Town is 17 km and Gurney Plaza is 19.7 km — those are day trips, not errands. The nearest large mall, Queensbay, is about 8 km. Two hospitals are within 6.3 and 14.3 km. There is no LRT yet and the bus network here is thin, so a household will realistically need a car, and at bridge peak the expressway around the Second Bridge interchange carries the industrial-corridor traffic.
